Professional chimney work

Chimneys are one of the most exposed parts of any building. Sitting at the highest point of the roof, they bear the full force of wind, rain, frost and temperature extremes throughout the year. Over time, this relentless exposure causes mortar joints to crack and crumble, brickwork to deteriorate, lead flashings to lift and chimney pots to become loose or damaged. Left unattended, chimney problems can quickly lead to water ingress, damp in upstairs rooms and even structural instability.

Maybach Roofing & Property Maintenance Ltd provide a comprehensive chimney repair service across Windsor, Maidenhead, Slough, Ascot and the wider Thames Valley. Our experienced team carries out all types of chimney work including repointing, brick replacement, chimney pot removal and replacement, chimney capping, full chimney removal, cowl installation and lead flashing repairs. Whatever the condition of your chimney, we can assess the problem and carry out a lasting repair.

Repointing is the most common chimney repair we undertake. The mortar between the bricks of a chimney stack is constantly exposed to the weather and degrades faster than the mortar on the rest of the building. When the mortar joints erode, water penetrates into the brickwork, and in winter this water freezes and expands, causing further cracking and accelerating the deterioration. Our repointing process involves carefully raking out the old, failed mortar and replacing it with a fresh mix that is matched to the original in both colour and composition. This restores the structural integrity of the chimney and prevents further water ingress.

We also carry out a great deal of work on chimney pots and caps. Many properties in the Windsor and Maidenhead area have chimney pots that have become cracked, displaced or are simply no longer needed because the fireplace below has been sealed off. For unused chimneys, we recommend fitting a cap or cowl to prevent rainwater, birds and debris from entering the flue while still allowing adequate ventilation to prevent damp. Where a chimney is no longer required at all, we can carry out a full removal — taking the stack down to below the roofline and reinstating the roof covering for a clean finish.

Lead flashing around chimneys is another frequent source of leaks. The lead sheets that seal the junction between the chimney stack and the roof covering can crack, lift or pull away from the brickwork over time, particularly on older installations. We repair and replace chimney flashings using high-quality lead sheet, carefully dressed into the mortar joints and sealed to create a durable, watertight finish. Properly installed lead flashing should last 50 years or more.

The Windsor and Maidenhead area has a particularly high number of Victorian, Edwardian and Georgian properties, many of which have large, ornate chimney stacks that are well over a century old. These older chimneys were built using lime mortar, which is softer and more breathable than modern cement-based mixes. Repairing them requires an understanding of traditional building techniques — using the wrong mortar can actually cause further damage by trapping moisture within the brickwork. Our team is experienced in working with lime mortar and will always use the correct materials for the age and type of your property.

We strongly recommend having your chimneys inspected every five years, or sooner if you notice any warning signs such as pieces of mortar falling into the fireplace or onto the roof, damp patches on the chimney breast wall inside the house, or loose pots visible from ground level. Catching problems early is always more cost-effective than waiting for a major failure, especially given the cost and complexity of scaffolding that chimney work often requires.

All of our chimney repair work is carried out to a high standard and is fully guaranteed. As a local business based in Windsor, we are always on hand for aftercare and follow-up inspections.
