Felt flat roofs have been the standard for decades, particularly on garages, home extensions and dormer windows. However, felt has a limited lifespan of around 15 years before the seams begin to split and the material becomes brittle. This is caused by repeated expansion and contraction as temperatures rise and fall throughout the year. Once the seals fail, water finds its way through, often causing damage to the structure beneath before the leak becomes visible inside the property. If your felt roof is more than 10 years old, it is worth having it inspected before problems develop.

GRP fibreglass roofing is one of the most popular alternatives to felt and for good reason. A fibreglass flat roof is formed as a single seamless membrane, meaning there are no joints or seals to fail. The GRP system is laid in liquid form over the roof deck and cures to form a rigid, completely waterproof shell. It is incredibly strong, can be walked on without damage, and has a typical lifespan of 35 years or more. Fibreglass is also available in a range of finishes and colours, so it can be tailored to suit the look of your property.

EPDM rubber roofing is the other system we recommend, and it offers an even longer lifespan of 50 years or more. EPDM is a synthetic rubber membrane that is laid in a single sheet across the roof, eliminating joints wherever possible. It is extremely flexible, which means it copes well with the thermal movement that causes felt roofs to fail. EPDM is also highly resistant to UV light, ozone and weathering, making it an excellent long-term investment. It is particularly well suited to larger flat roof areas where a single seamless sheet can be laid.

Many of these were originally covered with felt and are now reaching the end of their useful life.
